One Court Square Optimization
Smith Engineering completed a major upgrade project at One Court Square, improving energy efficiency and tenant experience in the building.
One Court Square is located in Long Island City, NY.
The building was built in 1988, is 51 stories tall, has a four-floor annex, and 1.5 million square feet.
We replaced two 30+ year old 950-ton constant speed chillers with two new 1,100-ton centrifugal chillers with unit mounted VFDs.
Our team also:
Refurbished all five cells of the cooling tower
Installed VFDs on:
four condenser water pumps
four chilled water pumps
four outside air fan motors
Refurbished plate and frame free cooling heat exchangers
Replaced the existing BMS with Carrieri-Vu BMS, (new chiller plant andAHU controls)
Installed real-time energy management (RTEM) components
The total cost of the project was about $5.9 million. One Court Square received about $5.3 million in rebates.
According to the Queens Daily Eagle article published on July 23, 2021, One Court Square was the “largest electric-efficiency retrofit at an office building in Con Edison’s history.” The incentive payment reduced the payback period for One Court Square to less than a year. They also saved 20% on annual energy costs equaling 4,448,832 kWh.
